RICS Building Survey

 

The Building Survey is sometimes commonly referred to as a "Structural" or "Full Structural" survey. It is the premium report from the RICS and therefore costs more than the other reports but the extra expense can be a wise investment. In any case, if the property is in excess of approximately 100 to 150 years old it becomes the only advisable survey. A further sample report can be found here.

As a quick reference guide we have called this the 'Gold' premium Survey.

 

Although it is the dearer of the peports avasilable, a Royal Institution of Chartered Surveyors Building Survey remains popular with buyers and can be the survey of choice.

 

If the property you are interested in is over 150 years old then it will in any event be the only suitable report.

This survey includes aspects that no other survey covers as well as going into greater detail. The report includes reference to insulation; heating and energy, plus security and fire.

 

There is the opportunity to have the report tailor made to the particular property concerned and if there are concerns the buyer has in mind, i.e., suspected defects they wish to flag up, then the surveyor can be asked to make special mention of them.

 

The survey remains regulated by the RICS.
